Welcome to my locations site for FSP Realty. First, FSP Realty is not a real company. It is instead a what if I had enough money to build up a realty company to live off of for the rest of my life. More details about this can be found at my $25,000,000 site. This site will also assume that the domain for FSP Realty will be fsp.homes. This is the current domain this site is hosted on, but if I was to acquire $25,000,000 – I will seek a more accurate domain name. But for now, this site will do.

One thing to consider – I will not disclose the actual location of the properties listed in the site. Instead, the numerical address + the first letter of the address will be used to identify the location in question. If I was to ever receive a windfall of $25,000,000 net – then I would use the ZIP+4 code. For example, my PMB ZIP+4 is 15203-1705. Therefore, the address will be https://15203-1705.fsp.homes. This is simple and straight to the point.

I would go into details of each of the properties, and any special roles they will serve. While this might not make much sense, I will have 2 properties that will not be available for rent. This will be my 1737-e site which will have a store that I own, the realty company, and my private residence. The second is 239-w which will be exclusively for employee housing. I do understand that not every employer provides the option for housing, but that won’t be me. I would want to reduce any worries or concerns the employee might have. This will include housing security. If the employee does not have to worry about being evicted, then they can focus on their work. While I won’t solve all of their concerns, I will at least address their biggest one. Unfortunately, I can only offer this to my realty employees. Maybe there will come a time where I will be able to acquire another empty lot, and build a sufficient sized apartment building, but this will not likely be in the foreseeable future.

All properties will be acquired, gutted, and renovated. Gutting a building is to bring the building down to its skeleton. This will include supporting posts for holding the floor up. It will also include removing all of the old wiring, plumbing, and any telephone lines that would be in the property. Once the property is gutted, then renovation will commence. This will include installing all new infrastructure such as PEX pipes for water. This will also include NMB sheathing wiring for electrical, and this will also include running all new communications lines inclduing coaxial, and ethernet.

I will assume that it would cost me about $15,000,000 for the acquisition of properties, and doing the necessary renovation work. The SROs will be $750/month – however, I am not well versed in appraising rental properties, so I will not know how much to charge for the rent. This is where the realty agent that I would hire will come into place. All units will be renovated to my minimum standards or better.
