This house will be acquired on the behalf of a friend that would wish to live in the neighborhood that this house is located. I would make sure she knows that she will be responsible for all of the utilities including water/sewage. Since the gas line will be capped, and there will be solar panels installed on the roofs – this should reduce the electricity bill, and eliminate the gas bill to make the water bill more palpable. The house will be a 2 bedroom, 2 bathroom with a living room, and a kitchen.
The office will be located in the basement of the house as that is the only space I could place the office, and each one of my 1BR+ apartments will have to have an office to meet my standards. In the office, there will be the communications closet. Since I already know that her ISP and TV provider will be Xfinity, I would get her a DOCISS modem, and connect the TV LAN to the Xfinity WAN. This will get her setup quickly and easily. Since she only qualifies for a 1 Bedroom, I will have to eat some of the rent and reduce the rental price to a 1BR house. The house will also have a 1 car garage. While there will possibly parking space in the front, she will be best to use the garage.
Even though this is for a friend of mine, I would still expect her to keep business separate from personal. If she has a problem at 2AM, she should call the realty office, and leave an emergency voicemail for maintenance. I don’t know as much as I would like about the neighborhood, but I am sure she will appreciate this effort. Since this is for a friend of mine, this will be one of the first locations that would be renovated to meet my standards. Since the house will be completely renovated, there should be no issues for years to come.
